Quiet good idea imo but also not that user-friendly. Todays security deposit is already the reason that it is difficult to onboard beginners and I'd say that Lightning would be even a bigger challenge.

But yeah, just 2 on-chain transactions
Security deposit > Lightning
BTC from seller > Multi-Sig > Buyer
Withdraw of security deposit > Lightning

But we'd also need multisig support for the security deposits via Lightning, right?
